Terms & Conditions

The following terms and conditions apply to all electrical services provided by Twisted B Electric.

Estimate Validity

  • All estimates remain valid for 30 days.
  • We guarantee all labor for a period of one year from the date of service.
  • Material warranties are subject to the terms provided by the supplier and/or manufacturer.

Photography Consent

By hiring Twisted B Electric, you agree to allow your home or business to be photographed for promotional purposes. Any addresses or personal information will be blurred for privacy.

Payment Terms

  • A 50% deposit is due upon signing the contract.
  • The remaining 50% balance is due upon project completion and a successful walkthrough.

New Construction Payment Schedule

  1. 1.30% payment due upon signing the estimate.
  2. 2.30% payment due upon completion of the rough-in phase.
  3. 3.40% payment due upon completion of the finish phase.

Payment Default Clause

  • Late payments are subject to a 5% late fee after 10 days of non-payment.
  • Accounts overdue by more than 30 days will result in work stoppage until payment is received.
  • Twisted B Electric reserves the right to pursue legal remedies for non-payment, including collection fees and attorney costs.

Specialized Clauses

Island Clause

  • Per NEC 2023 (210.52[2]), island plugs cannot be installed on sidewalls of kitchen islands.
  • If countertop plugs are desired, the additional cost will be determined after confirming the type, brand, and color with the Owner or General Contractor.

Rock Clause

  • Twisted B Electric is not responsible for unmarked underground conditions such as rock, abnormal surface conditions, or utilities not identified before excavation.
  • Any additional costs for unexpected conditions (e.g., blasting, jackhammering, drilling) will be communicated promptly.
  • These additional costs will increase the quote and will not be subject to any Guaranteed Maximum Price agreements.

We are not responsible for:

  • Removal of extra dirt, rocks, or branches from the ditch path.
  • Reseeding of land after project completion.
  • Replacement of pavement, concrete, or similar objects removed during the project.

What we do cover: Filling the ditch with the material removed during excavation.

Sheetrock Clause

  • If sheetrock removal is necessary, our technicians will notify the Owner or General Contractor promptly.
  • Twisted B Electric is not responsible for replacing sheetrock, texture, or paint. These restorations are the responsibility of the Owner or General Contractor.

Mini-Split Systems

  • Installation includes the factory-precharged refrigerant and standard line set.
  • If the line set needs to be extended or additional refrigerant is required, the Owner must hire an HVAC technician.

AFCI Breakers in Older Homes

Installing AFCI breakers in older homes may require a full rewiring due to original wiring configurations. This is not included in the standard estimate.

Additional Terms

Change Orders Clause

  • Any changes to the project scope after the contract has been signed will require a written change order.
  • Change orders must be approved by the Owner/General Contractor before the work is performed.
  • Additional costs associated with change orders will be billed separately and must be paid before project continuation.

Delay Clause

Twisted B Electric is not responsible for project delays caused by factors outside our control, including but not limited to:

  • Weather conditions
  • Supply chain disruptions
  • Delays caused by other contractors or trades
  • Changes to project scope

Any additional costs incurred due to such delays will be communicated and billed separately.

Permitting and Inspections

  • Twisted B Electric will obtain necessary permits for electrical work when required by local regulations.
  • The client is responsible for any associated permit fees unless otherwise agreed upon.
  • Final inspections are scheduled in coordination with the Owner/General Contractor, and Twisted B Electric is not liable for delays in approval caused by the permitting office.

Site Conditions Clause

  • The Owner/General Contractor is responsible for ensuring the job site is safe and accessible for our technicians.
  • Work will not commence if unsafe conditions exist, and delays caused by such conditions will not be the responsibility of Twisted B Electric.

Warranty Exclusions

  • Labor warranties do not cover damage caused by misuse, neglect, accidents, alterations, or repairs performed by anyone other than Twisted B Electric.
  • Material warranties are subject to the supplier's terms and do not cover installation errors unrelated to Twisted B Electric's workmanship.

Cleanup Policy

  • Twisted B Electric will remove debris directly associated with the electrical installation.
  • The client is responsible for broader site cleanup unless otherwise specified in the agreement.

Force Majeure Clause

Twisted B Electric is not liable for failure to perform due to events beyond our control, including acts of God, pandemics, labor strikes, government regulations, or natural disasters.

Termination Clause

  • Either party may terminate this agreement with written notice.
  • The client is responsible for all costs incurred up to the termination date.

New Construction

We wire new homes according to plans provided by the client. Our standard services include:

  • 6" LED wafers
  • Builder-grade exhaust fans (upgrades available for quieter models)
  • Installation of under-counter lights (customer-provided)

Note: We do not furnish lighting packages.

Upgrades Available (additional costs apply)

  • Floor plugs
  • Pool circuits
  • Septic circuits
  • EV chargers
  • Downlights or uplights
  • Outdoor kitchen circuits
  • Any installation beyond standard NEC 2023 code requirements

Dispute Resolution

  • Any disputes arising from this agreement will first be addressed through mediation. If unresolved, disputes will be subject to arbitration in accordance with local laws.
  • The prevailing party in a dispute shall be entitled to recover reasonable attorney's fees and costs.
